Great location. The road was a little sketchy without snow so be careful and bring 4 wheel drive if snowing/ice on the road. Big hole in the road and gap in the bridge.

Check-in was a little annoying since I couldn't do it over the internet/phone like in the past since I only booked two days prior (I think they told me it took 3 days for the easier check-in).

Everything was great. Had trouble with the hot tub warming up which took hours so I thought it was broke. Called the help desk and they were polite and willing to fix it the next day. However, it was my lack of knowledge on its use as it took hours to raise just a few degrees.

The cabin had a good amount of bugs in the kitchen. Roaches were everywhere and even in the fridge, oven, microwave, sink, etc. I'm from FL and people say WE have bugs but I never see bugs like this until I come up north. We refused to eat food left at the cabin due to the large amount of roaches that got into everything. They seemed localized to the kitchen area. Spiders were here and there and even in the shower.

The bugs were by far my biggest complaint but everything else was manageable. I'd consider staying again but the bugs would be in the back of my mind.

The view from Tip Top was by far the best of any cabins I've stayed at thus far.
Premium view. Mildly private. Decent amenities. Close enough to the fun when driving. Nasty bugs. Sketchy road.

We Loved our stay in the Tip Top! The views were beautiful and breathtaking. The cabin had everything we could ask for. We even saw three raccoons in a nearby tree while sitting by the fire one evening .
We would definitely stay here again.

We loved our time at Tip Top. For those looking for seclusion just off the beaten path, this is the place. Kids loved playing pool, retro arcade, sitting in the hot tub and roasting marshmallows. For those looking for complete off the grid living, the road traffic below can be audible during the day, but, overall, not a nuisance for us. Check in and check out was contactless, easy and convenient.

Little bit of cobwebs here and there, but a beautiful cabin and location. I just wish the cleaning crew would take a little more time to dust behind the bed, end tables, up high places, etc.

Would still book again.

Your HOTSPOT NEEDED..property has no WiFi...but has Direct TV..I seen previous reviews and the small issues is still the same since August this year...there is a chair missing from picture. We brought our favorite cookware and linens. But property has EVERYTHING but a spatula (lol). start up items like toiletry is provided if you dont visit store before your arrival. Its close to everything. TIP TOP has the perfect name..you drive up a tight steep windy gravel road. We have a truck and i would love to see the winter view but i would be SCARED to visit close snow fall time. Myself, hubbie and my 22yr old gamer had a well deserved relaxation...and would rent this cabin again.

There were a few things broken in the cabin (blinds, chair supports, and deck screens) and some things needed to be addressed (coat hook needed a screw, laundry room door screws were loose and needed to be tightened). I also didn't realize the cabin did not have wifi, which would've been nice, but overall we had a very good experience

The road to the cabin is bad. I think if it was grated it would help. There are huge divets in the gravel you have to drive around
On a positive note the view is amazing and we had 3 bears show up in the yard.

Beautiful cabin and location. The cabin had some lights that did not work and screens in the porch were torn out. The road was a bit more intense than expected. I would say that 4 wheel drive should be required to rent this cabin.

we like the cabin this is the second time we have stayed there.....again this time like the last one we could not get the door code to work on the door....your office gave me the code to the lock box with the key in it and we used it while we were there....a few things needs to be done to the cabin....we reported the screens on the back porch were tore off....there is one blind missing on the top floor and the frig is leaking water inside on the top shelf........but the cabin is very clean and nice on the inside......

Overall the cabin was great. It could've been cleaner. I do not think the vacuum was run at all and there are cobwebs galore that haven't seem to be cleaned in months. The fridge leaks and there is a constant puddle on the top shelf. The outside could be cleaned up and some general maintenance and upkeep done.

We really enjoyed this cabin. Perfect size for our family. The location for us was perfect. The drive way is a little rough but that won't stop us from bookng this cabin again.

Great Cabin and Great Location

The property was nice. There was another cabin pretty close, but you really didn't see it. The road was pretty steep, but it was worth the view being at the very top. The noise level from the road below was pretty high, but our goal was to have peace and quiet. Otherwise I still feel it was a great value. We were pretty close to everything as well such as grocery stores, restaurants, hiking, coffee shops, shopping, etc. I rated lower on cleanliness, as I felt the cabin could have been cleaner. The windows were dirty, some didn't work (we actually had a few warmer days were we opened the windows), fingerprints on the fireplace glass cover, toilets stained, cobwebs in the bathrooms. As a positive, the beds, linens, towels and hot tub were clean. Due to heavy rains, a tree had fallen in the road preventing us from leaving, but it was only for a half a day, and they were nice enough to come by and let us know the road was cleared. The only wildlife we saw was wild turkeys. All amenities were in working condition. Overall, we were satisfied.

Tip Top was perfect for our family of four. We will definitely return.

The views from Tip Top are fantastic! I can't say that enough. The cabin is beautiful and loaded with amenities. How many times can you say you got what was advertised?? Tip Top is everything they say it is and more. We couldn't have been happier. We really enjoyed having meals on the upper deck and the hot tub was clean and well maintained. We brought many supplies that were already offered at the cabin - dish, laundry and bath soap, towels and wash clothes, etc. What a wonderful service! As with all rental properties, there were minor issues such as burned out light bulbs and broken window blinds that need a serious replacement, but all in all, we found it to be perfect.

However, I'm a country girl and very used to barely passable roads, but the road to the cabin was almost a deal breaker. I have four wheel drive and still found it very challenging and would not drive it at night. As an added challenge, after a day of rain, we came back to the cabin to find a large tree had slid down the hillside and was blocking the road. Together we were able to roll it to the side of the road and continue on. There was one other downside - there is a lot of road noise from the highway far below, including music from passing motorcycles. You only hear it when you're outside or on the deck, not while inside the cabin, but it is quite loud and does take away from the peaceful setting of the cabin. Perhaps it bothered us more because we come from a rural area.

I would definitely use Cabins USA again, but would stay in a different area and be sure the cabin is farther from a main road. Thank you, Cabins USA, for being honest in your advertising and helping us to have a perfect vacation!!

first time we have stayed in this cabin and it was great...we really loved the view it was beautiful.....only draw back was the road noise form 321 but the view made up for that....we did have a problem with the door code....got in alright on sunday but when we came back monday night the code would not work....called and aj gave me a new code and it open the door.....but when we came back in tuesday night the code would not work again.....i did press on the front window and it opened up and i crawled in thru the window and open up...allyson called me back later and she gave me a new code....that code worked wednesday night got in with no problem.....we also checked out the other 3 cabins that are right beside this one....all have a great view and we love setting on the back porch looking at the mtns.....tell the ladies thanks for all their help.....happy thanksgiving and merry christmas........

Tip top was a great location. Beautiful views. No WiFi as stated on description so make sure you have a hot spot if needed. Was very clean but A/C filters were caked with dirt. Was able to find extras for one of the filters. Called maintenance and left message with no call back. But it's hard to find workers at this time so I understood. All in all it was all worth it!

Tips for guests

* 4x4 is a NEAR must have! Road up to cabin as loose bumpy gravel which makes driving up very very difficult having front wheel drive. Non-lite road up to cabin with a few very steep sharp turns
* Check cabin for insects upon arrival and return.

The property had a great value, gorgeous view of the mountain and nice outdoor space for campfires. The cooking utensils and supplies (toilet paper, garbage bags) were very very basic so we got some of our own in town and there was no broom for sweeping and cleaning. Otherwise- it was breathtakingly beautiful and a great value.

This is the second time I have booked with USA Cabins and they are amazing and make the booking process super easy! The cabin was nice, however when we got there only one bathroom had toilet paper in it, there were cigarette butts on the back porch (in a bucket mind you, but you would think someone else's cigarette butts would be thrown away in between visits). One of the toilets clearly hadn't been flushed and had feces in it upon arrival and the refrigerator was leaking on the floor, so there was a huge puddle in the kitchen when we got there. Other than that, it was a great location, beds were comfortable, hot tub was amazing! Just think the cleaning crew missed a couple things. After spending so much money for my boyfriend and I to spend a weekend there, you would think it would at least be clean upon arrival! However, that didn't stop us from having an amazing trip and we will definitely book again through USA because they are a wonderful company!

The cabin although beautiful needs a bit of updating. The kitchen did not have a spatula and there are no non-stick pots. Some of the lights have been burnt out and have not been replaced including the balcony one which means we couldn't use it at night. When we arrived we noticed there was no toilet paper in the upstairs bathroom and no spares for a whole week stay. There was no dishwashing soap either. I did called the company to complain and they did bring both the next morning. The drive up the cabin is horrific! It is full of potholes and very rough. I highly recommend a truck, SUV or 4 wheel drive, specially in the Winter Time. I was disappointed that it was not decorated for Christmas as the others have been. After all, that's the reason I like to go during this season, to get a real Christmas feel. Overall, we had a pleasant stay but I will chose a different cabin next time.

We loved the express check in. It made it easy to go directly to the cabin, instead of the need to
come to the office. Wears Valley is my favorite area in the smokies to stay. Its secluded, but not
far from the action.

The bedrooms & bathrooms were spacious enough. We loved the hot tub. Even though the bedrooms
are in the basement, we were warm the entire time of our stay.

The views from the hot tub & main level deck were superb. TIP TOP lives up to its name.

The only negatives we found was the condition of the road leading to the cabin. It was rough, steep, with
many potholes. I was able to navigate it, slowly, in a medium sized SUV. We also noticed it took awhile for the
coffee maker to make coffee. There was also a short in the light. In one of the ceiling fans in 1 of the bedrooms.

Overall, we were pleased with the cabin. I would recommend Cabins USA to anyone & this cabin in particular.

Cabin was great, hot tub was not clean, road noise was really loud. Cleaning people were waiting for us to leave outside by 9:45 when checkout wasn't until 11. Felt very rushed which is not good when you only have a weekend trip and can't check in until 4.

Let me start by saying I travel to the mountains a few times every year so my expectations were high. (Also this was our 15 year anniversary trip) This is a lovely cabin! The view is AMAZING. The hot tub is truly a 3 seater but you could have 4 in there just a little squished. At every cabin you will find bugs so there was no surprise there were a few here. We were surprised by which bugs we found at the cabin. We were greeted by a Plain Eastern Stripeless Scorpion in our shower and a HUGE Preying Mantis on the screen to the bedroom window (Seriously, nothing to worry about just thought it was unique!) So just be sure you are shaking out your shoes, bedding, towels and all before putting it on your body. The pool table was great and has a window facing the mountains view so that was just really awesome. (several of the sticks were damaged but that happens in rentals) The duel gamers table is a great addition and we loved spending some time playing each other on the old school games. They have a very comfortable deck/porch upstairs (right beside the duel gamers table) which is lovely to sit and have your coffee on and rock in the morning. They have Direct T.V. so you do have some choices for t.v. which was nice. There is NO WIFI so be prepared for that as well, if you need it. The inside jacuzzi tub is not great, wish they had a 2 seater one, it definitely wasn't cleaned as well as the other places in the house. The beds are comfy and there is an Xbox 360 with one game, so bring your own IF you want to play 2 players because there is only 1 game provided and it is a fun 1 player racing game. ALL bedrooms are downstairs and there is no easy access for people who have trouble with staircases unless you go outside and down hill by the firepit and go through the screen door down there. This house is supposed to fit up to 6 ( we only had 2 people) so I will mention that you should bring some disposable silverware as they only had 4 forks in the whole cabin. The water was also shut off the morning we were leaving which I think was poor planning because check out isn't until 11 am and our water was turned off at 8am. So we did not get to wash dishes, clothes or shower the morning of departure. (AGAIN, this is NOT a problem but it SHOULD be listed in the information given about any cabin if that is the procedure with this company/cabin) This cabin is literally just outside of the bustling city, so you can hear the traffic but not see the traffic. It was THE PERFECT location for visiting Pigeon Forge, Gatlinburg and we would gladly stay here again.

Very cute cabin! The view is amazing and it's close to the Parkway. My only complaint is the drive up is gravel and while it is not bad to be a gorgeous Mountain View it is rutted out from all the rain so is very bumpy ride. The cleanliness was fairly good....there were some crumbs and a few things under the couch that you could see when using the hideabed. I would definitely return here and I have always had a good luck with CabinsUSA....the Express Checkin and Check out is awesome.

We had to reschedule our original trip which was planned over Spring Break. The process to change our dates was very smooth. The cabin had a nice view. There was a road right at the bottom of the cabin which created a lot of noise which we were not expecting, but it didn't ruin our experience. The road up to the cabin is gravel as mentioned previously and a rough. This cabin is the last cabin on the end of the road so very private. The fire pit out back was really nice and we used it for three of the evenings we were there. The furniture in the living room was nice and comfortable. It was extremely cold downstairs, but we just turned the temp on the AC up in the evening so that helped it from being so cold downstairs. We really like how all the entertainment was upstairs on one floor. We would recommend this cabin and would stay in it again.

We do not have a 4 wheel drive and had no issues getting up the road. The drive to the cabin was one of the best parts in my opinion. The cabin itself was comfortable and fit our family of 5 just fine. The bedrooms and the bathrooms were very clean; however, other areas really needed more attention. The kitchen counters looked like they were just given a swipe at best as there was still crumbs and marks from cups visible. And the dining table looked like it hadn't been wiped down at all. We wiped down the counters but left the dining table as we didn't really need to use it. When we pulled the couch down on the main floor tons of crumbs fell out. Luckily we found a new sheet and just took care of it. We really liked the layout of the cabin - with bedrooms downstairs. As others have noted the downstairs is significantly colder than the upstairs. The cabin didn't have any extra blankets so be sure to bring some and you will be fine. This cabin is the last cabin on the road. There are two other cabins close but you don't feel you have other people right on top of you like other cabins we have rented. With the cabin right next to the woods you get to hear nature and that was great! We didn't see any bears but we definitely heard something "big" in the woods. There is some noise from the road below which is odd because it doesn't seem that close. But, it wasn't overwhelming. We didn't get to use the fire pit but it was a nice feature.

Tip top was awesome. My wife and 3 girls loved it. We had a bear cub come up to the back door trying to get watermelon. Everything was clean and in working order. We will definitely be going back. Thanks

Great view! Even on a rainy day we had plenty to do in the cabin, with the hot tub, pool table, and arcade game. Driveway to cabin was .7 miles, and we made it up fine with our car, but most of the drive was gravel and rugged. We saw 2 smalls bears, on separate occasions. One of them came up within 2 feet of our campfire, didn’t take any food and then walked off. The kids really enjoyed seeing it. We had a fabulous time.

The cabin itself was amazing and Cabins USA was amazing, as always! I see a lot of reviews on here stating that the drive to the cabin is rough, etc and that the cabin was not clean. We had zero issues with either! The road to the cabin is actually one of the more "tame" mountain roads we have traveled, and the cabin was very clean. The views were absolutely amazing. Our family thoroughly enjoyed the fire pit, grill and the hot tub. Our daughters (7 and 11) both loved the pool table and game table. The beds were comfortable and the decor was so well thought out. The cabin is very spacious and the skylights make it seem even more so. We did get a two little visitors while here.. we saw a flying squirrel and a small bear. The bear walked right up to our fire pit while we were roasting marshmallows! :)The only "downsides" were the following: the downstairs stayed quite a bit cooler than upstairs (but that is to be expected with a two story cabin or home) and I wish there had been a little more kitchen equipment (cooking utensils, basic seasonings, etc.). However, neither of these things were a deal breaker for us; just something to be aware of. Overall, we had an amazing getaway and will definitely be back!

We loved staying at TipTop cabin! Location is perfect up in the mountains with a beautiful view but only about 15 minutes away from all the fun things to do in Pigeon Forge. There are a few other cabins right by ours but it didn't bother us at all. Our minivan was able to make it up the gravel road with no problem. We loved the hot tub, pool table, and fire pit (and my oldest son loved the Xbox too)! There were not many forks but that was fine cause we just washed and reused them. The beds were super comfortable! Thanks so much for providing us a perfect little mountain getaway for our family!

The cabin was in a great location, great views, private and close to town. Other reviews criticized the drive up to the cabin from the main road, but we thought it was a rustic and great experience. Although if it were icy I would recommend a 4wd. The negatives were that the cabin could have been dusted better, the kitchen was a little lacking on utensils and cookware, and if you want to play pool be sure and bring some chalk. I would recommend this cabin and stay here again, but I think it need a deep cleaning.

This is the best cabin we have ever stayed in! It has the perfect location and you are at the end of a road with I think 4 other cabins? I would definitely switch cleaning companies but it was not bad.. just missing attention to detail in that department! Other than that this cabin was amazing and I plan to visit it as much as I can! The drive up was not bad at all either.

This was our first time in a cabin and we loved it. The drive up to the cabin was very steep but we managed. I do recommend a 4 wheel drive. Rear wheel drive and front wheel drive really not recommend during icy or wet weather conditions. This was a beautiful cabin. Cabins USA was very polite and I do recommend them.

It's always a great stay when I book with this company. The only issue I had was that they left the dishes in the dishwasher from the previous people who stayed which I get because they were so busy with it being the holiday weekend. This cabin does not come with wifi but you don't have to have it. It's a beautiful cabin and very relaxing. Thank you.

We really enjoyed the time we had here. The cabin was amazing! And The view was great!!! We enjoyed the hot tub, pool table and games. My wife and I also enjoyed just looking at the view and making a fire. I would highly recommend this cabin!!! Be aware of the very steep drive up the hill to the cabin though. It was intense!!

This was our first visit to the area so we were a little unsure what to expect. The road leading to the cabin was a little hard to navigate in our vehicle. This information would have been helpful as we don’t have a 4 wheel drive vehicle. The cabin was very nice and clean. I would recommend the cabin and Cabins USA to friends and family

loved the cabin. the only issue we had was downstairs was freezing while the upstairs was warm. uneven air cooling throughout cabin. loved the hot tub, loved the view, great location to town.

Tiptop was everything we were hoping for; Spacious, clean, comfortable and a beautiful view! Yes, the view is exactly what you see in the pictures. This was a family vacation with all the amenities. Pigeon Forge was about 5 miles away and Gaitlinburg was 10 miles away. The rental process was easy and we were able to do the quick check in and check out, which allowed us to avoid having to go to the office. I called the office a couple of times with questions they were polite and helpful. We will definitely be back.

The cabin is nice. The yard is not gently sloped as in the pictures but is very steep and not too big. The road up to the cabin is very steep and might be a real problem with ice or snow.

I felt check in was a little late, especially we there was a long drive , we loved the location... looking forward to booking there again!

We have used Cabins USA going on 9 years now and we have always been very satisfied with our stay. If anything came up they were on it quickly to fix whatever problems we had (which have been very few). This stay at Tip Top was as perfect a stay as we have had. The cabin was immaculate and was beautiful inside and out. The view was spectacular and even the beds were comfortable. This trip was a special one that we took with just my husband and my parents so I wanted it to be perfect and it was. Thank you Cabins USA for caring about your customers and for making these trips so much more enjoyable with the beautiful cabins and locations you provide. I have and will continue to recommend Cabins USA to my family and friends.

The property is clean and beautiful BUT the road to the cabin needs some help. It is very rough and you should have a SUV or Truck to travel up it any time of the year. Also a light at the 3 curves at night would be a big help. Scary

I loved the location and cleanliness of the house, however, there was little to no hot water in the downstairs bathrooms and to cool the top part of the house down the bottom part had to get way to cold.

We have absolutely nothing to complain about!!! Cabin was beautiful, clean and had a great view. We will definitely be booking a cabin with cabins USA again next year when we bring the kiddos!!!

Cabin was very nice and clean. Cabin was not that hard to find based off directions given at check in. We drove first time to cabin at about 9pm so was dark and was not that hard to find. The drive up to the cabin was not that bad. Its a mountain cabin in the Smoky Mountains the drive up to the cabin should be expected when the cabin is up on a ridge top like this one is. It was very comfortable, we spent 7 nights at cabin. We had some wildlife around cabin which added to the great experience. We are already talking about another trip out, and will diffidently look into this cabin or one of the other 3 that are up on the ridge. Only negative thing we had was the hot water in one of the showers was not very hot, but the other shower was just fine and worked just fine for us, it was not a big deal for us and did not take away from our great experience.

Excellent stay. Clean and well kept cabin. Excellent view! The grill could be upgraded, but still worked for us! The shower didnt get very hot, and there is no wifi (not a big deal though because it was nice to unplug). I would stay again! Very enjoyable stay :)

This was our first time renting a cabin and I was a little hesitant because we had to rely on pictures. I was absolutely thrilled to see that the pictures, both of the cabin and the views, were accurate. The cabin was lovely and spotless! Express check-in and check-out were great features too! Very, very happy with our experience!

Loved the cabin. The road to get to cabin is a little rough. Beautiful view from cabin. Ping pong table was nice even though listing says pool table. Overall great stay and great cabin.

Our stay was great! Bed was comfortable and cabin was spacious and clean. The didtsnce from pigeion forge wasnt long at all. This was the second cabin that we have rented from Cabins USA and both were very clean and comfortable. In fact, we will probably stay at either one of them for our next vacation.

The only issue that I had with the cabin was that the love seat from down stairs should've been upstairs with the sofa. There was not enough comfortable seating for the 5 of us upstairs. Everything else was great.

the only thing I didn't like is that the tv in the den is so high it kills your neck to try to watch it. everything else is great

beautiful views from the cabin, we really enjoyed sitting on the deck and looking over the mountains. the road up isn't too bad, its a gravel road and yes the hill is steep but manageable in our front wheel drive car. the cabin was beautiful and very clean.

The road going to the cabin is problematic. The culvert/bridge was very suspect. Only one vehicle will fit on the road at one time so if someone is coming down you have to pull over and let them pass, just fyi not necessarily a bad thing. You have to have a truck or big vehicle to traverse the road IMO. There was no hair dryer in the cabin. The cabin stays cold downstairs and hot upstairs, I recommend you provide 2 radiant heat space heaters for the bedrooms downstairs. Could not run the upstairs fan without having the light on as well so no air circulation at night upstairs (the fan and the light are together). Would have really enjoyed a hot tub in that bottom area. Needs new shower heads, very low pressure and low amount of water came out of that shower. Needs a bench in the shower. Needs a shower door verses a shower curtain in the shower because when you shower that shower curtain just floats all over you. Needs curtains or black out blinds in the bedrooms. Prepare yourself for lots of stairs in this cabin. This is not a negative review, the cabin overall was lovely, the view was AMAZING!!!

This is a great cabin with an amazing view! However, when we arrived neither of the toilets downstairs would flush. We tried calling but there was never anyone to answer the phone. So we all used the half bath up stairs. It was still a nice cabin but it was frustrating to have to walk up stairs to use the one restroom that we ware all sharing.

The cabin was nice for the value. I understand when you want a nice view of the mountains that you need to drive up a mountain. However the road going up to the cabin needs to be grated. There are huge pot holes that can not be missed due to this being a one lane road and the trees and brush over growing the road. The cabin itself was nice. The mattress' need to be replaced. Knowing these couple of things I would recommend this cabin understanding what to expect. Hope everyone enjoys their stay in the Smoky Mountains!

This is our 3rd time staying with Cabins USA. Tip Top is a comfortable cabin. We really enjoyed the openness of the floor plan. The view was good, but could use some trimming back on the trees to make the view even better. You should also think about putting a hot tub in on the lower deck since the view is a little less than good down there. I did think that the price was a little high for a cabin with no hot tub and no Wi-Fi and an okay view. Also, the road to this cabin is very steep, but it did not pose a problem for us since we had 4 wheel drive. Overall we had a great stay with Cabins USA and we will be back! Thank you guys!

Found very clean and very relaxing. Well supplied with pots, pans and utensils. Location and view great.

Other than the drive up to the cabin, we were very satisfied and happy with our choice!

Loved this cabin. The drive up is a little tough, but over all enjoyed our trip. The cabin had everything you needed for your stay. The view is awesome.

We enjoyed our stay at Tiptop cabin. The directions could be better it wasn't easy to find especially in the dark. It was hot upstairs and very cold downstairs, maybe some blinds need to be put upstairs to keep some heat out. But overall a nice place to stay.

Interior was exactly as listed but exterior landscaping is due an update. Overall very satisfied with our stay.

House not as clean as expected for price of cleaning and the fact occupants expected to clean too(dirty floors,dirty coffee maker etc...)Ping pong table but no balls,we bought our own.This not a huge deal but one expects all amenities up to par if advertised as having such.

The location and the view were incredible, I think they were worth much more than the price I paid! Amazing! The new express check in and check out are just what I've been waiting for.
But, there were a few problems. Not in any particular order:
There was no hot water, none!
There was a sofa bed but, no linens, pillows or blankets to go with it.
There was a ping pong table instead of the pool table advertised. This was actually better except for the fact that there weren't any ping pong balls. My son located one in the back yard while out on the deck. He retrieved it. He saw another out there but, couldn't get it due to all the briars.
The yard was strewn with all kinds of trash. Apparently there was a big party there recently. Red Solo cups, empty bottles, bags, etc. were all over. I assume all the briars make it hard to keep clean. There were even plants that looked like they used to hang from the back deck laying in the yard.
The rear cabin exterior needs some maintenance. It looked in bad shape.
The vent van over the kitchen stove did not work. The cabin filled with smoke while cooking some burgers.
One of the TVs didn't work.
We still had a great time. I'm sure if I reported any of these issues they would have been addressed. I did receive a phone call checking to see if all was well but, I wasn't able to answer and never returned the call.

The cabin was beautiful but not quite as comfortable as others we've stayed in. We take all amenities into consideration before booking and the pool table, and a cabin without a hot tub were a few of those things. Turns out there was a ping pong table where the pool table once was which was disappointing. The beds weren't that comfortable and the cable/tv in one of the rooms did not work. It's been awhile since we've stayed anywhere without wi-fi and for college kids who wanted to do a little bit of extra studying, that was important. Overall the cabin was comfortable but getting to it was a fun challenge.

We really enjoyed our time at the Tip Top Cabin but, and yes there is always a but , there are things that need work. 1st they need to put up signs showing the directions to the cabins. We went by the address provided and it was no where near the actually cabin. Thankfully the wonderful staff that was on call that night was able to help us get to the right place but in my opinion this should not have been needed. Next the pictures on the web site are VERY OLD. The outside of the cabin is in need of some TLC and you don't see the other 3 cabins that are also right there, grounds need some work done as well because things are overgrown.. Inside we had the following issues, upstairs toilet is loose, grout in flooring needs to be redone , could use some new knives , a sauce pan would great and the dishwasher rack is very difficult to put in and out. Direct TV on only 2 of the 3 TV's.
Remote to 1 TV is missing and TV shut off periodically, back to anther remote missing. Coffee maker is also the slowest in history. Now these are just little things and did not make our stay unpleasant but little things can add up fast. The view every morning was amazing and weather was perfect. I definitely would book with Cabins USA again.

Enjoyed the cabin and especially the view. It has the name Tip Top for a reason. Roads were difficult to manage, and cabin was difficult to find the first night. But once we found it, we enjoyed it. Very comfortable. Need to make sure all tv's are working, tho. Again, the view was worth everything.

Overall, we loved having our vacation at the Tip Top. It was comfortable and peaceful. The layout is fabulous for a family to maneuver around. I'd stay again and again. The drive up maybe should be mentioned in order to avoid those who suffer with anxiety. It's doable , but it climbs and turns. The view is pretty all the way up and down. Just a few minor things to mention to management. The kitchen tiles are cracked and loose grouting . Little visitors in evenings left us little "gifts" under the cabinets. A broom and dust pan would be very handy to have there as well. We had some lock issues that were immediately attended to by maintenance. The staff we interacted with, were all professional and friendly. Cabin was very clean. Thanks for a wonderful stay!

The cabin was very, very nice. The floors could use a good scrubbing. After an hour of walking around the bottoms of our feet were black. The rest of the cabin was very clean, along with our bedding. My daughter wanted me to buy the place! Lol! You guys may want to update the video on the web site. The video shows a pool table in the great room instead of a ping pong table. The video also shows a grill on the porch and there was a built in one on the side of the cabin. No big deal on either point but just FYI. We had visitors on both mornings that we stayed, two cotton tail rabbits liked the clover in our yard. It made our stay even more magical. Your staff that helped when I called was amazing. They deserve every accolade that you can bestow. I called with a short to-do list of things that I wanted to do and see, and Linda at extension 151 was excellent at finding us the right cabin for our plans. Talking to Linda was like talking to a member of the family that lived in the area, and knew exactly what we wanted. Great job Linda! I will absolutely use Cabins USA again!

It was a beautiful view but quite a drive to get to the cabin. Cabin was clean but the outside could use some up keep. A few pest wondered through the floor vents but I guess that's to be expected. The staff was excellent. I would recommend this cabin of you planned on staying for a week so you could take full advantage of the cabin and views. We only stayed the weekend. Also you need a suv for the road up to the cabin which I wasn't aware of.

We arrived after dark. This was a mistake. We couldn't find the cabin. The road to our cabin was not clearly marked. The sign was covered with trees. The roads were horrible! We called the 1-800 number to get help and it took a long time for the staff to find someone who knew how to get to our cabin. The guy who finally got on the line to direct us to our cabin was very nice, but also confused as to how to get there. We tried some different roads, all of them were treacherous. We stopped at two different cabins to ask for help. Finally someone was able to help us and it was not CabinsUSA. Once we finally got to our cabin, our whole family was in a huge fight. We couldn't figure out how to get the door unlocked for a while. Once we finally got into our cabin, we were extremely impressed with the set up. The cabin is outstanding! The view the next morning was outstanding! All of that said and done, I would do this again. However, I do not like surprises. For the safety and peace of mind of your future customers, please please please tell them about the roads. Please explain to them EXACTLY how to get to their cabin and PLEASE explain that once you get there, you have to hit the top button on the door first, then enter the code, then turn the lock to the right. It will ease their frustrations if you are up front and honest about everything right from the start! I do think we had the best cabin I've ever seen, especially for the price. However, I can see why our cabin was more affordable as the roads leading to it leave a lot to be desired. The cabin was extremely clean and served our needs well. I was a little upset that the downstairs only had a loveseat and not a couch as we had one of our boys who had to sleep on it. My sons are over 6' tall, so this was the only downside to the cabin. It sleeps 6 if you all sleep together. With 4 grown children, they can't and won't sleep together and I don't blame them, nor would I expect them to. I would put a full size couch in that basement area and it would be perfect! Also, you might suggest to future customers that they might want to drive a 4x4 off road vehicle if they have one. We have one, but didn't drive it as we didn't know we would need it. There was no explanation as to exactly where our cabin would be. Now that we know it's on top of the mountain, we might bring the 4x4 next time. You also might alert your call staff on how to direct people in a timely fashion. It's not very reassuring when the place you're renting from doesn't even know where your cabin is. That's it. Thank you for the experience. We enjoyed the cabin and the view and we're all talking to each other again, so that is a huge plus!!!

I am a repeat customer, and everything was good except:
1. There is no DirecTV box in the guest bedroom, so that TV was unusable.
2. The quilt in the master bedroom smelled bad, but we could not wash it as it was too big to fit in the washer. Putting it in the dryer to air out did not help, so it could not be used, which made it difficult to stay warm at night (see item #3)..
3. The AC barely keeps the upstairs cool, and then the downstairs is freezing.
4. There were no clothes hangers, or any real way to hang clothes.
5. There were problems with both the upstairs and master bedroom TV's; however after a service call was placed, a technician came out quickly and fixed both problems. He was very friendly and courteous.

Otherwise, our stay was very relaxing and enjoyable, and I hope this may help to prevent future problems, and I plan to keep renting cabins through you.

Loved this cabin and so did everyone in the group. Very clean and we'll cared for. Cabin is in a great location close to Pigeon Forge and THE GSMNP as well. My only issue is there was suppose to be a pool table and was one of the reasons I reserved this cabin but when we got there no pool table.

We very much enjoyed our stay. Even though there are other cabins on top of the road, this one felt secluded with no one on the one side and the others were out of view from most points in the house. I knew the road was steep but didn't think it would be that steep. It was easy enough to get up though even in the rain. We sat and watched the turkeys every morning outside the dining room window while drinking coffee and enjoyed the views from the balcony. Our only disappointment was no screens on the windows. We were hoping to open up the house and let the breeze flow through without worry of the bugs flying in. We are already looking forward to coming back next year.

Location and size of the cabin was perfect! One out of three tvs worked, this really needs to be looked at. Kind of expected extra blankes but cabin didn't have any for the below 30 degree nights. However... The cabin was beautiful, the location was superb! Will decently visit again.

Tip Top was in a great location. While the cabin was relatively isolated the website made it appear to be even more so. I would recommend that the neighboring cabins be indicated somehow so that people are not dissapointed upon arrival. Still, it was absolutely better than many of the other locations that we reviewed before deciding on Tip Top

We did enjoy our stay. I will say that the picture on the website of the cabin did not really give a true look of what the cabin actually looked like outside. The picture was a little more inviting that the actual view of the cabin that we saw. However, the inside of the cabin was very clean. The pool table was nice and we enjoyed that. However, it is not level and there is a hole in one of the pockets that we tried to fix while we were there. The road to the cabin got worse when it rained but it is understandable due to being in the mountains. I guess that is part of it. We had a wonderful time, best vacation ever. I love Pigeon Forge and Gatilinburg!! I would love to go back next year, most definitely.

There was not enough pots and pans. We had to purchase a few items. The water went off at night and if you were lucky came back on in the morning for a short time. the shower in the master bath was luke warm at best. This however did not discourage us or put a damper on our stay. We had a wonderful time. the cabin was nice and the view was spectacular. The beds were extremely comfortable although new pillows would be appreciated. All in all we thoroughly enjoyed our stay.

Check in and check out were very easy.
Loved Tip Top!! Beautiful cabin, great views and great location. We used the fire pit as well as the grill.
Loved the Wears Valley community! Make sure to take a right out of the drive and explore this friendly area. The BBQ as well as Italian were wonderful! There are all types of small businesses in that area.

Everything was amazing, so beautiful view, even in winter, I can imagine how nice it will be in spring time. We are planning to go there again, thought to take kids for their spring break. They will love here, also we can take them to downtown... The only thing I would change are pillows, I wish they would a little softer, but this is not big deal, a lot of people traveling with their pillows, so, and comforters were dusty as well, if you would get a chance to change these two things, O MY Goodness, it will be a pleasurable rest. Our stay at Tip Top was wonderful! We were satisfied with cabin....it is beautiful! & The views are amazing! I woke up early in the mornings just to see the ever changing fog! Took a ton of pics! I would def. stay again & recommend to friends. Thanks!

I love cabins . Have always wanted to stay in one. And finally got my chance. I know that in the pic's of this cabin I picked that there was one of a hot tub and I also remember double checking to make sure that there was one. But come to my disappointment that there wasn't one . So I looked on web site and pic was gone etc. I called and asked about bcuz I had to sign papers about the rules of a hot tub. Was told that everyone has to ? Save the paper work if there's not gonna be one . So not sure if there had been one and it broke or what. But other than that are stay was great. Sadly next time were down we may stay with another cabin company prices are cheaper Gwen it comes with cleaning fee. And I've had friends stay with this other place. So we'll see. the cabin inside was very nice and clean ,had very good veiws , sceen door on bottom deck kepted slaming when it got real windy, we had late nite visiter (ratcoon) he was kool got some good pic's we had a good stay eddie / cheryl

We LOVED this cabin. Lots of room for the family to relax and play games at the dinner table. Kitchen was roomy enough for two of us to get in there in cook meals. The beds were AMAZING! even the sleeper sofa was better then we had expected. We also enjoyed our morning visitors, three very large turkeys come to visit each morning.

We had a great time! Would have like to have had a hot tub! Needs more kitchen stuff to work with. We will come back for more stays. We are looking in to coming back in October. If you have any good deals we would appreciate them. thanks Carrie

I have stayed with Cabins USA every time we stay in Pigeon Forge and have never been disappointed. Other than the broken pool table (very rickety-not stable to play on) and the attitude of the woman at time of check in (she was both hateful toward me as well as her other co-workers), I enjoyed staying in the property and intend to book with you again. And let me add, normally your employees and associates are very nice and go out of their way to make sure your stay goes pleasantly, the employee I encountered was not like all others I have encountered through your company. It is only for that reason that I intend on coming back.

Our family has stayed in many cabins through Cabins USA but I would not rent this particular cabin again. I picked it specifically for the view- which was amazing as expected- but the cabin itself was disappointing and the view couldn't make up for that. The cabin was not very clean. Cleanliness of the bedrooms was satisfactory. Cleanliness of the bathroom and the amount of supplies was also satisfactory. However, the water in the bathrooms is backwards- cold is hot and hot is cold. Also, the cabin needs a good dusting and sweeping. I also wish I had taken into consideration a previous review about the "road" to the cabin. It is a very steep, gravel, bumpy one lane with some sharp turns. Takes a good 3-4 minutes to get to/from the cabin to the main road. If the cabin were cleaner and you don't mind the road, it would be great for someone seeking seclusion and privacy. But for a family vacation is was disappointing. We will still use Cabins USA but we will be much picker about our selection next time.

Has to be one of the best views in the Smokies. We could have used some counter space in the bathrooms, but other than that the cabin was very nice. I'm not sure I would stay again, but sure enjoyed this stay.

We had a wonderful time on our vacation and stay at Tiptop! We have used CabinUSA before and will continue to use them. We have never had any complaints and everything has always been as we expected it. No disappointments here. Thank you !

I think that you should make the drive up to the cabin known when renting this cabin, and the fact of the unsafe bridge. I am really surprised that the "home made" bridge is even legal. I would not rent this cabin again because of the drive up to it.

The cabin was very nice and the view was spectacular however the cabin needed more living room furniture and kitchen utensils. The cabin wasn't well kept or cleaned very good. The bar stool was broken , towel rack broken in upstairs bathroom as well as the toilet tissue holder. There was crumbs under the upstairs couch , on and under the eating table , under bar stools. Dust under the beds as well as broken hangers under the beds. Beer caps on fireplace mantel, chewing gum stuck on the floor in the master bedroom bathroom. Wet towels left in the washer and towels left in the dryer. Bed sheets didn't fit none of the beds.Blinds would be nice facing the other cabins for sun as well as privacy. The sun shining in the windows down stairs became too hot to enjoy watching the tv down stairs an our stay was in November.
(I'm sure that in the warmer months you wouldn't be able to enjoy watching tv during the day).
The view of the cabin beside us wasn't well kept . There was underwear hanging in the tree trash around the cabin. The cabin supposingly wasn't occupied but everyday different blinds in the cabin was raised up which made us feel uncomfortabl;e and on our departure we saw one of the windows raised. (We did report this activity to the office after we got back home the next day).
We felt that the price that was charged for the cabin was higher than some of the cabins we had saw while in
the mountans with other cabin rentals. After seeing the walk-in special price for cabins we felt like we would of been better off to not of made reservations. Even though we saw all these things wrong with the cabin we would consider staying again and did enjoy our stay in the mountains.

We stayed at Tip Top the week of Oct.15, 2011. The cabin was just as pictured, well maintain and clean. They provided plenty of towels for our stay and the kitchen was stocked with dishes and utensils but was a little shy on pans. The view from the upper porch was awesome and we plan a visit again next year.

We enjoyed our stay at Tip Top. We found it to be very clean and had everything we needed to make our stay enjoyable. I was looking for a cabin with a few of the mountains and was a little concerned that this cabin was in Wear Valley. I was pleasantly surprised! We had a beautiful view from our deck. The only "con" I can give you is that the upper deck did not have enough seating and the lower deck, although screened, was covered with mold and mildew. We weren't able to use it at all.
